- What condition is it in? Cracks, spalling, oil staining, and previous coatings drive both prep hours and feasibility.
- Roughly how large is the area? A rough number is enough to sort a garage bay from a warehouse.
- What is the access situation? Ground level, stairs, doorway width, and available power affect equipment and crew.
- How much downtime can the space tolerate? This is often the true disqualifier on commercial work.
- When do you want the work done? Seasonal and shutdown windows determine whether the job is now or next quarter.
Why does downtime tolerance matter so much?
Because it is the constraint most likely to end a commercial job after the quote rather than before it. Surface prep and cure schedules require the space to be out of service, and a facility that cannot release it has no path forward regardless of price. Asking early lets the conversation move to a realistic window, such as a planned shutdown, instead of ending in a dead quote weeks later.

How should residential and commercial be routed?
Separately, from the first form field onward. A homeowner asking about a garage floor wants appearance, durability, and a simple timeline. A facility manager wants specification detail, downtime planning, and someone who understands procurement. Same trade, different sale. Running them through one queue risks the follow-up rhythm being wrong for at least one of them.

- Different follow-up intervals, since commercial budget cycles run far longer than residential decisions.
- Separate reporting, so a slow commercial pipeline does not distort the residential numbers.
Can the website do part of the qualifying?
Yes, and it is the cheapest place to do it. Stating which substrates a system suits, what prep is required, what conditions rule it out, and what the company does not take on lets unsuitable visitors self-select out before they ever submit. Does qualification slow good leads down?
